Sal has over 40 years of experience in the Title Insurance Industry. He has held positions such as Vice President and Senior Counsel to Security Title and Guaranty Company ( now Fidelity National Title ) for their Nassau, Suffolk and Queens divisions for approximately 20 years, during which time he chaired many Advisory Board meetings. Sal lectures extensively and enjoys discussing complex title issues with all members of the Bar.

Paul F. Spano - Vice-President & Managing Partner

Paul's background includes Title examination and extensive experience in Title Closings spanning 25 years. Closing specialties include complex title and financing arrangements involving commercial property as well as new construction. Paul provides outstanding pre-closing review and consultation to all parties involved in a transaction, facilitating a smooth closing.

John L. Denker, Esq. - Assistant Counsel

Formerly with First American Title Insurance Company of New York, John has over two decades of experience as Title Counsel and has emerged as a leading title authority in his field. John's keen understanding of Real Property Law and legal matters relating to title insurance has enabled him to identify potential title problems and avoid closing delays, especially helpful at a time when there are many distressed property issues.

Thomas E. Gaffney, Esq. - Assistant Counsel & Clearance Officer

Concentrating on Real Estate transactions since his legal career began in 1983, Tom has become widely recognized in professional circles as one of the most respected Title Counsel in the Industry. Tom's extensive background representing major lenders coupled with a high level of expertise in Title Insurance is the reason he is most often the one entrusted by clients to guide them through even the most complex matters.

Vivian DeRisi - Office Manager & Recording Supervisor

During her 15 years in the Title Industry Vivian has mastered the critical task of Document Recordation and has carefully guided clients through the ever-changing technology that has become part of a Real Estate transaction. Maria DeBonis - Special Accounts Coordinator- Reverse Mortgage Specialist

Maria, a 25 year veteran of the Title Industry, began her career with Topaz Abstract Corporation in 1986. While her knowledge and experience in the Title Insurance field is vast, Maria's talents have included facilitating the operation of an office, managing the staff, while also directing her focus on satisfying the needs of the Clients, from enhancing smooth transition of the application process, to ensuring a quick turnaround time for the completion of files, so that the closing takes place in a timely fashion.

Scheduling closings and assigning experienced Closers are equally important to Maria, and finally making sure the closing documents are recorded in a timely fashion. In addition to managing the office at Topaz Abstract, in 1998, Maria also concentrated her talents in servicing the Reverse Mortgage Industry, and has set the standard for handling these unique transactions in New York State, from application process to title closing to closing completion. Joining Spano Abstract in 2007, Maria has continued her talents as a Production Coordinator and Reverse Mortgage Specialist while ensuring a smooth and seamless closing experience for all her clients.

RaeAnne Caponi - Title Officer / Account Executive

RaeAnne has spent more than 25 years in the title industry helping serve clients´ evolving needs. Her customer friendly demeanor has earned her a very loyal and devoted following and her vast experience, from application to closing, adds to the growing strength of Spano Abstract. RaeAnne´s versatility and attention to detail have guided clients through matters ranging from clearing title objections to the complex tax computations and deed preparation necessary to facilitate a closing.
